Securing

The moment a property/asset is assigned to MPM, our main objective is to protect and maintain the property. Our property managers conduct a full inspection, confirm that the asset is unoccupied and proceed to secure doors and windows. If broken windows and doors are present they are either repaired or boarded, pools, ponds, and fountains are taken care of and the asset is systematically secured in agreement with client guidelines. Winterization is also completed if required and final inspection/repair reports are created with supporting documents and photos.

Initial Preservation

Once asset is secure, the preservation and maintenance of the property commences. At every step of the way, MPM oversees the entire process and ensures that it is being conducted with professionalism and is aware of our clients’ economic cost. Debris deemed to be hazardous is removed and any issues relating to Condo/Home Owners Association and city code violations are negotiated and corrected. All initial services (Landscaping, Pool, etc.) are completed to client guideline. Exterior and interior debris is removed to appropriate dump facility.

Monthly Maintenance

Once a property is secured and initial preservation/services are completed, MPM conducts continuing maintenance to preserve and safeguard the property until it is sold/leased. This includes maintenance service such as landscaping and client approved repairs and non-routine maintenance. This may include monthly pool service, interior inspections of appliances such as water heaters / HVAC systems, and other maintenance problems that could damage or decrease the sales value of the property. All continuing maintenance is conducted with the objective of preserving value of the property and reducing any liability risks to our clients.
